Scope of Work

Finish Sunroom:

We will reframe the existing sunroom and convert it into a fully finished living space. The new sunroom will cover the entire existing slab. It will include two sliding glass doors, two 24x48 windows, and one 48x48 window. A new half bathroom will also be added. To address the current water issues causing the slab to lift, we will excavate as needed and install a French drain system to help manage drainage and protect the new structure. The slab, walls, and ceiling will be properly insulated. The exterior will be finished with vinyl siding. Inside, we will install LVP or LVT flooring, new recessed lighting, and electrical work completed to current code standards. Each sliding door will have an exterior light installed. The sunroom will be heated and cooled with a new mini-split HVAC system.

Basement Refinish:

We will remove the existing basement ceiling and install new drywall. A new partition wall will be framed to create a storage closet. The new ceiling, partition walls, and trim will be painted. We will also adjust any electrical lighting or switching that may be impacted by the new wall or closet to ensure proper function and code compliance.
